Planning a Remodel for Early 2027? Why the Conversation Should Start Now

Construction in January and February begins with months of design, selections and permitting. For Central Florida homeowners, the time to start that conversation is now.

When should you start planning a remodel that begins in early 2027?
Start now. A January or February construction start begins long before the first wall comes down. Drawings, selections, and permitting come first, and together they take months rather than weeks. The homeowners who begin design this fall are the ones who will be building at the start of the year, and the early 2027 calendar is limited by our team’s capacity.
If early 2027 is the year you want to transform your kitchen, your bathrooms, your living spaces, or the whole home, the most useful step you can take this month is a conversation.
Why does the design phase come before construction?
A well-run remodel is decided on paper before it is built. Before crews arrive, the plan needs to settle what changes, what stays, how the rooms relate to one another, and which materials carry through the home. Cabinetry, tile, plumbing fixtures, lighting, and appliances are selected and ordered against a schedule, and permits are prepared against the drawings.
That sequence cannot be skipped, and it cannot be rushed without consequences. Starting the design phase in the fall is what makes a confident early 2027 start possible. Waiting until the new year usually means a later start, not an earlier one.
What is available for a limited time?
A lower design retainer. For a limited time, KBF is offering a lower design retainer to make that first step easier. The design phase is where a remodel is won, and we would like more homeowners to begin it while the early 2027 calendar still has room. Your design consultant can explain the current terms.
For former KBF remodeling clients, the design retainer is waived entirely. If we have remodeled a home for you before, your next project begins without a design retainer. We already know your home, and your plans, finishes, and style are on file, so the design conversation can start almost immediately.
Convenient financing. KBF now offers convenient financing options for the project itself. Ask your design consultant for more information and plan details.
The retainer offer is limited by date, and the early 2027 calendar is limited by capacity. Both favor the homeowners who call first.
Not ready for a full remodel? Refresh your home for the holidays with Interior Design.
Not every project needs construction. If the rooms you live in every day simply need a designer’s eye before the holidays, KBF’s in-house Interior Design team can transform them
The process is the same one every full-service engagement follows:
- Concept and space planning: the design direction for the room or the whole home.
- Renderings: photoreal views, so you can approve the room before anything is ordered.
- Selections: finishes, fabrics, and fixtures chosen with you, many of them in person at our Maitland showroom.
- Furnishings and installation: procurement, furniture, installation, and styling, carried by one team through the final detail.
This is the same team that took First Place for Interior Design at the 2026 Orlando Magazine Home Design Awards. Interior Design can be a project on its own, and it is also a natural first step for homeowners who plan a larger remodel later. Learn more about Interior Design at KBF.
What should you bring to the first conversation?
You do not need a finished plan. A complimentary Design Discovery is a relaxed, no-obligation conversation about what is possible for your home. It helps to bring:
- Photos of the rooms you are thinking about, and of any spaces you love.
- A sense of your timing, including whether early 2027 is a firm target.
- The problems you most want solved: storage, flow, light, age, or how the home lives day to day.
- Questions about the design retainer, financing, and how the process works.
