Field Notes

Most older Central Florida homes are worth saving — the slab and shell are usually their best assets. Here’s how the renovate-or-rebuild decision actually gets made, including when we advise rebuilding.

A design retainer buys the project before it exists – on paper, where it’s still cheap to be wrong. What the design phase actually delivers, why the price honestly comes second, and the Windermere wall that proves the sequencing.

An appliance spec sheet is a structural document. The big hood needs a duct path through real framing, induction needs amperage your panel may not have, and the steam oven’s circuit has to live somewhere – sometimes in the cabinet next door.

The scary remodeling contract isn’t the long one – it’s the short one. Allowances, change orders, payment schedules, permits, and the warranty: the clauses to read first, and the two-strangers test that tells you if they protect you.

A 1920s Mediterranean on a brick street, a Via estate under preservation review, and a mid-century ranch are three different renovations wearing the same zip codes. What Winter Park’s housing stock actually demands – street by street.

The best square footage is often the kind you already own. How to tell a space shortage from a space misallocation, what additions really involve structurally, and the assessed-value reality the county attaches to new square footage.

There is one day when fixing what’s inside a wall is cheap: the day it’s already open. The checklist we walk before drywall closes – piping, panel capacity, ductwork, blocking – and how to budget for scope nobody can see yet.

Scope decides – and most of a kitchen remodel’s calendar is spent before demo, on purpose. Where the time actually goes in Central Florida, why the real start is not next week, and what a disciplined calendar protects you from.

Most remodels worth doing in Orange or Seminole County need at least one permit, and review takes real calendar time. What actually triggers a permit, what the county reviews, and why the clock should not start until it is real.

Two contracts or one? The honest difference between design-build and hiring a designer and contractor separately is not talent – it is whose name is on the fix when the drawings meet the field and disagree.
