The strongest current in Central Florida bathroom design is the spa bath that works for every decade of your life: a curbless shower you simply walk into — no curb, no step, no threshold — a wet room that turns the entire floor into one waterproofed vessel, and a steam enclosure that ends the day somewhere better than it started. We design and build all three in-house, and the beauty is engineered: a flush entry means the floor is rebuilt to fall toward its drain, and a steam shower is only as good as its vapor seal, its slope and its ventilation. What’s behind the tile is the luxury.
Zero-entry is also the quietly brilliant aging-in-place decision — the same threshold-free room that photographs like a resort serves you without compromise decades from now. Grab-bar blocking disappears into the framing before the tile goes on; lighting is layered for older eyes. Designed beautifully, never clinically: you choose it for how it looks, and you keep it for how it lives.

Permits, HOAs and older homes
Bathroom renovation here runs through Orange County or Seminole County permitting (or the City of Orlando / City of Winter Park when you're inside city limits) — plumbing, electrical and structural inspections included. We pull and manage the permits as the contractor of record; the inspections pass because the work behind the wall is right. You never stand in a permit line, and you never discover after the fact that your remodel happened off the books — a real problem when the house sells.
Windermere estate under an HOA or ARB (Isleworth, we know the drill)? How long does a bathroom remodel take in Orlando?
It depends on scope, honestly stated: a powder-room refresh is a different calendar than a full primary-suite gut with walls moving. Selections and permitting drive more of the timeline than construction does — which is why our showroom-based process locks selections early, before demolition, so your bathroom is never open and waiting on a tile decision. Permit review times in Orange and Seminole County ebb and flow through the year, and structural or wet-room scopes add inspection stops that a cosmetic refresh never sees. At your consultation we map your project's real calendar, in writing, before work begins — and the schedule you approve is the schedule your project manager runs.
Do you handle both the design and the construction?
Yes — that is the point of design-build. One KBF team carries your bathroom from concept and 3D design through demolition, construction, and the final walkthrough. Selections happen in our Maitland showroom, and the designer who drew your bathroom stays on the project until it's finished.
Can you enlarge a small bathroom or move a wall?
Yes. Where the wall is load-bearing, we engineer the change — an appropriately sized LVL beam with engineered posts carrying the load down — and we permit the structural work. If a move doesn't make sense for your home, we say so before design falls in love with it.
What permits does a bathroom renovation need in Orange or Seminole County?
Anything touching plumbing, electrical, or structure needs a permit and inspections — Orange County, Seminole County, or your city's building department (Orlando and Winter Park run their own). KBF pulls and manages all permits as the licensed contractor of record (CGC 1529022), and handles HOA or ARB submittals where they apply.
What's included in a custom bathroom design?
Layout and space planning, 3D design, full material and fixture selections (tile, stone, cabinetry, plumbing fixtures, lighting, glass, hardware), waterproofing and structural detail, and finish carpentry — one written scope, one team, through final walkthrough.
Can you build a spa-like, wet-room, or steam shower?
Yes — curbless entries, full wet rooms, steam enclosures and freestanding-tub configurations are KBF specialties. What makes them last is what you don't see: full-room waterproofing, correct slopes and drains, vapor-sealed enclosures, and framing done for the load. A steam shower in particular is an engineering project wearing a beautiful finish — vapor barriers, a sloped ceiling, sealed lighting and a properly sized generator — and Florida humidity gives shortcuts nowhere to hide. We build that part like it will be inspected — because it will.
Do you work in my city or neighborhood?
